Short Sales, Lender Owned, Foreclosures… Oh My!

My opinion is this… Anyone who strips a home of every light fixture, every appliance, bathroom mirrors, etc. when moving out of a foreclosure should be sued by the banks and/or thrown in jail!

I found this really cute house yesterday that was lender owned. The problem was that in order for it to be move in ready, I would have to spend around $8000. I know no house will be perfect and will need some TLC before move in but not to the tune of $8000. These damaged properties are making it hard for me to find something affordable (especially since the banks don’t think I can afford much of a loan – jerks).

The real estate saga continues. Still searching for short term housing. Ugh… what a wonderful time of the year to be doing all of this. Do I sound stressed? :)

House Drama Update

First, let me say this… I love the business of real estate.  NOT!

Here’s the deal.  Some of this may be  recap for those of you who are regular readers.  I have had an offer in on a short sale home since June.  The banks are kind of just jerking us around and it really does suck.  I had a renter secured for my condo for September but ended up losing her because of this whole short sale fiasco.  So, three weeks ago the listing agent told my agent that the first mortgage holder would have a final written acceptance of my offer in two weeks.  Armed with this knowledge, I posted my condo on Craigslist hoping to find a renter.  After the first week past and I had no responses to my post, I was worried.  I stressed that I would not have a renter to take over my condo and that I would have a new house that I may not be able to afford.  Another week passes and I get a hit on my Craigslist post.  I meet with the perspective tenants and they end up wanting to rent my place.  They request a move in date of 1/1/10.  I figure that it will be all good since I’m basically days away from a written acceptance from the last lien holder.

Not so much.

Last week, my agent gets a call from the listing agent saying that the bank wants 2 to 3 more weeks to make a decision.  WHAT?!  No good!  That means that there is no way that I will be able to close on the house before 1/1/10.  Now, I have a renter that is most definitely coming in on 1/1/10 and I have no house to go to.  I just can’t win.

So, this is where we stand at the moment.  Now I need to figure out if I want to move back in with mom (not really liking that idea) or if I find some sort of temp housing to move into until I finally do close on the house.  Ahhh!

Blog FAIL

Okay, so I haven’t kept up on my daily posting. Sue me. It’s hard to come up with something to write every day and when I do, it’s hard to find time to post it! Anyway, I’m going to try my best to finish out the month in a way that will make all of my readers proud (I hope).

Just wait until you get my next house update post. It’s a doozy!

House Drama – More Updates

Okay, so here’s the house update.

The house I’ve had an offer on since June is still not mine.  The first mortgage holder told us back at the end of October that it would be 2 weeks and they would have the approval letter for us and we could start the closing process.  This week, my agent got a call from the listing agent saying that the bank told her it would be another 2 to 3 weeks before we got an answer.  I guess the person that was working on the account has gone on vacation?  Who knows what the deal is.  But here’s the kicker, I have a renter that is moving in to my condo on 1/1/10.  WTF!  I now have 7 weeks to close on a house and move in… yeah right.

So what’s going to happen?  I’m not sure.  If I can’t get into this house before the first of January, I’ll have to find some other place to live.  That may mean I have to move back home with my mom for a few weeks.  That’s not horrible but at the same time, it’s not ideal.  I’ll have to move all my furniture twice.  Once to storage and then again to the new house.  Ugh.

Another House Update

So here’s the deal.  My real estate agent said last week that it would be one more week before we got the acceptance from the main mortgage holder to purchase the house.  My fingers are crossed so hard that circulation has been cut off and they are turning white.  Seriously, this has been a six month process.  Not fun!

In other house related news, I found renters for my condo!  Wooooooo!!  They want to move in on 1/1/10 so I’m going to be under the gun to get moved and have everything clean before then.  These last 7 weeks of the year are going to be crazy!

Anyway, when I get the new house, I’m having a party and everyone needs to come.  For those of you living out of town, I’ll have a real guest room now so feel free to visit whenever.

New Puppy – Trials and Tribulations

Okay, so having a new puppy is a lot of work… a lot! For some odd reason, I forgot how much work it was having Olive when she was 12 weeks old. Beezus came to us as an 8 week old puppy. Let me tell you, a month makes a huge difference!

So, I find myself driving home at lunch every day to take the puppy out for a poop.  It’s not so bad but it has become more difficult, especially when Beezus refuses to poop when I take her out.  Wednesdays are the hardest for me though because I have a management meeting at 1:30.  I have currently recruited my sister to stop by and we’ll see how long that can last.  Today, Beezus decided not to poop for my sister and I was dreading the present I would find in her crate when I got home from work this evening.  To my relief and surprise, the crate was clean.

Anyway, our late night potty breaks will soon taper off but it’s a bit of a challenge at the moment.  The accidents will be fewer and fewer and her training will begin on the basics.  Beezus is well on the way to becoming just as good as her big sister Olive.  More updates will follow along with some photos (if I can get her to settle long enough to take one).

One important thing to remember – New Puppy = a whole lot of work!

An Update – It’s Been Too Long

Okay, I’ve been really lax on posting lately.  Let’s face it, I’m basically failing at it.  Now that there’s a new dog in the mix, it’s giong to be even more difficult for me to find time.  So how do I solve this?  I’m going to start trying to write one item at work every day.  I won’t promise that I will since I’ll just be setting myself up for failure.
Anyway, just some quick items.
The new puppy is good.  It’s a lot of work and I forgot how much work it was.  A new night time schedule is going to be put into place and I’m hoping that it will eliminate any and all accidents that happen in the crate.  It’s not fun cleaning up dog mess at 2:30 AM.
The Big Bang is getting worse as the season goes forward and this is making me sad.  It seems like they’re trying too hard.  I’m not confident that they will be able to bounce back.  We’ll see.  I still enjoy the small note that Chuch Lorre writes at the very end and I have to pause the TiVo every time to read it.
Glee is good, no great.  Don’t get me wrong, I enjoy the show but I wouldn’t necessarily die if I missed an episode.
Modern Family is a good time and probably one of the best new shows of the season.
Mad Men continues to deliver on a weekly basis.  Unfortunately I’m behind a week but I’m going to start making time for it again.
Oh, and the new season of Little People, Big World has begun and I still love it!  I am soooo addicted to that show it’s kind of sad.  I almost feel like I know them personally and it’s scary to think that I’ve been watching that show for about 5 years now.  Yikes!

New House Purchase Progress

Buying a short sale home is a real pain!  It definitely tests one’s patience.  I have had an offer in on a home since June and I’m at the final stages in the whole process.  Now the various banks are trying to squeeze a bit more cash out of the deal but I’m not budging.  One thing that has become exceedingly frustrating is the following answer we’ve been getting from the banks, “just a few more days and we’ll have an answer for you.”  Those few days have turned into weeks and weeks.  Currently I have a closing date set for 10/31 and I doubt that will be met.  I’m sure I’ll be signing an extension soon to move it to the end of NOvember.
Now, let’s just hope my renter is understanding otherwise I’ll have to come up with some sort of brilliant idea.  Ugh!!!

Vacation Weather

Last week I was traveling around the PNW. I was worried the week before the trip on how the weather would be up there as it seems the sun hates that region. As luck would have it, I took the heat of the desert with me. The entire week was beautiful. The sun was out and even the evening temperatures were mild.

Today, I took a look at my weather app and it appears the cool weather has come back with me. This weekend is going to be an awesome one in the Valley of the Sun! As you can see by the images below, the weather has gone back to normal up in the PNW.
